Built by an operator, not a committee
I needed a CRM that fit how land investing actually works.
So I built one.
I was paying around $350 a month across two CRMs — neither one built for land. No APN field. No seller financing tracking. Follow-up sequences that assumed a 30-day house-flipping cycle when my sellers take 6 to 12 months to decide.
LandDrive is what I built instead. Properties indexed by APN. Seller financing handled natively through NoteServ. A 13-point due diligence workflow wired into every deal. And a 204-tool MCP server so my AI assistant can actually touch the real data — not read a pasted summary of it.
Work where you work.
Model Context Protocol
I built this so my AI can actually do CRM work — not just answer questions about it.
Most AI + CRM stories are about copy-pasting summaries into ChatGPT. That's not what I needed. I needed Claude to pull a full contact with every email, every task, the due diligence checklist, and the current deal status — without me switching tabs.
So LandDrive ships with a 204-tool MCP server that wires into Claude Desktop, Cursor, or any MCP-aware client. Your AI asks the CRM directly. Real data, real relationships — 633 of them wired into one query.
The four modules I couldn't get anywhere else
Every module below exists because the land business needed it — not because it was already in a template someone bought. These are the pieces I was manually stitching together before I built LandDrive.
Properties
Every parcel indexed by APN, not street address. County data, zoning, back taxes, deeds, and maps on the same record. Built the way I needed to actually look up a deal in 30 seconds.
Contacts
Sellers, buyers, attorneys, title companies, VAs. Deduped automatically and linked to the properties they touch. No more "I think I already talked to this person" searches.
NoteServ
A full seller financing servicing module inside the CRM — autopay, late fees, NSF retry, 50-state compliance, 1099s, buyer portal. This is the module I would have paid the full price of the CRM just to get.
Automations
Trigger emails, SMS, tasks, and pipeline moves on any event. Multi-step sequences, conditional logic, land-investor-length follow-up cycles. Built for the 12-month seller, not the 30-day flip.
This is what one operator built, part-time, with an AI pair.
I started LandDrive with no professional coding experience. I used Claude Code as my pair programmer and built every module against problems I was already running into inside MJ Land Sales.
Enterprise multi-tenant architecture, 100% test pass rate. Not a prototype — the CRM my own operation runs on.
Pricing has always been the same.
What changes is how much I'm shipping per dollar of MRR. Two plans to start, annual saves 20%, cancel anytime. The 14-day trial runs without a credit card.
If this looks like the CRM you've been wishing existed,
the trial is free for 14 days. No credit card. If it doesn't fit how you work, you walk away — I built this for operators who need the thing to actually work.
