25 Years of Military Service

Mark Schultz signed up for the U.S. Navy in February 1999 at 17 years old — his parents signed the release. He graduated Southern High School in May 1999 and shipped out the same year.

Over the next 25+ years of active duty service, Mark rose to the rank of Master Chief Petty Officer (E9) — the top 1% of enlisted ranks. His career was built on a simple operating principle: add value everywhere you go and leave every organization better than you found it.

Mark's high school background in theater led him to the Mass Communication Specialist rating in the Navy — a career that put him at the intersection of storytelling, strategy, and audience. That communication-first mindset carried into everything he built afterward.

He and his wife Jen live in the Virginia Beach/Norfolk, VA area. Their son Alex was born September 19, 2014, and their daughter April was born May 8, 2018.

How I Got Into Land Investing

After retiring from the Navy, Mark bought his first raw land parcel in Colorado. He didn't buy it to flip it. He bought it because standing on that land felt like something worth holding onto.

That parcel led to a second deal. The second led to a third. And somewhere along the way, Mark stopped buying land for the feeling and started building a system.

He launched MJ Land Sales while still on active duty, which meant the operation had hard constraints: 1–2 hours per day, fully asynchronous, every system had to work without him watching it. Those constraints turned out to be the best design input the business ever had.

The Problem With Every CRM I Tried

Mark was paying approximately $350/month across two CRMs before building LandDrive CRM. Neither one was built for land investing. The problems were structural, not cosmetic:

  • No APN field. Vacant land parcels are identified by Assessor Parcel Number, not street address. Many have no address at all. Both CRMs treated this as a custom text field problem.
  • No seller financing tracking. Banks don't mortgage vacant land. Owner financing is how most raw land sells. Neither CRM had any way to track a promissory note, process monthly payments, or generate a 1099.
  • Follow-up built for house flippers. A seller who inherited 40 acres in 1985 may take 12 months to decide. Generic CRM automations assume 30-day urgency that doesn't exist in land investing.

The tools that do exist for land investors — REI Pebble, Investment Dominator — are better than generic options but still lack the seller financing depth and enterprise architecture that a serious multi-property operation requires.

So I Built My Own

Mark built LandDrive CRM from scratch using Claude Code, starting with zero coding experience. What started as a cost-saving tool — “I can replace $350/month with something I own” — evolved into a full enterprise-grade multi-tenant SaaS CRM.

Today, LandDrive CRM includes 1,100+ API endpoints, 315 database models, a full seller financing servicing module (NoteServ), a 13-point Due Diligence Workflow, County Data Integration, direct mail and skip trace integration, multi-channel campaign management, and an AI assistant.

It runs MJ Land Sales. And it's available for every other land investor who needs a CRM that actually understands their business.
